E M I S S I O N S M E T H O D O L O G Y Scope Category CO2e Process WatchWire Calculations Scope 1 Stationary Combustion on Site 48.9 We estimated annual natural gas consumption for our Dallas office based on the Commercial Buildings Energy Consumption Survey (CBECS). We used WatchWire to calculate C02e emissions based on annual estimated natural gas consumption data and metered fuel oil consumption. Emissions factors are sourced from the Center for Corporate Climate Leadership: EPA Emission Factors for Greenhouse Gas Inventories (2023). Global warming potential (GWP) values for each greenhouse gas were taken from the Intergovernmental Panel on Climate Change (IPCC) Fifth Assessment Report Fugitive Emissions from Residential and Commercial Refrigerators and AC 51.8 We estimated Net Gross HFC and PFC Emissions from Operation of Refrigeration/AC Equipment in line with EPA guidelines and estimated emissions on the number of refrigerants across our operating sites. Fugitive emissions estimates, based on the outlined process methodology, are tracked within the WatchWire platform in order to consolidate, visualize, and report across the portfolio. Scope 2 Electricity in Dallas Office LB: 113.8 MB: 0 We estimated annual electricity usage for the property based on floor space (in sq ft) and CBECS Energy/ Natural intensity number. We used WatchWire to calculate C02e emissions based on annual estimated electric consumption data. Location-based Scope 2 emissions associated with the use of purchased electricity are calculated using United States EPA eGRID 2022 sub-region emissions factors for CO2, CH4, and N20, resulting in combined GHG emissions in CO2e for each site. Global warming potential (GWP) values for each greenhouse gas were taken from the Intergovernmental Panel on Climate Change (IPCC) Fifth Assessment Report. The table of factors utilized can be downloaded from the WatchWire platform. Market-based Scope 2 emissions are calculated per the GHG Protocol's data hierarchy, applying purchased and retired Renewable Energy Certificates (RECs), whether bundled or unbundled, then applying 2022 Green-e residual mix emissions rates (based on 2020 eGRID data) to the remaining MWh not covered by RECs. Electricity in NYC Office LB: 2.9 MB: 0 WatchWire collects metered electricity consumption for this property and uses it to calculate emissions. Scope 3 Business Travel 158 We utilized Egencia emissions records to identify emissions from employee business travel. Scope 3 emissions estimates, based on the outlined process methodologies, are tracked within the WatchWire platform in order to consolidate, visualize, and report across the portfolio. Employees Commuting 48.5 We used activity data (passenger miles travelled) and the relevant emissions factors to estimate emissions.
