Evolving Hybrid Models & Behavior
Organizations are also discovering that a
single hybrid policy doesn't fit all teams. In
fact, 40% of enterprises now have different
hybrid policies by department, creating a
highly variable workplace environment
(Tango Enterprise Occupancy Study, 2024).
That means some teams may be fully remote,
while others have consistent in-office days—
leading to fluctuating demand for desks,
meeting rooms, and other resources.
Meanwhile, hybrid workers come into the
office an average of 2.6 days per week
(Gallup, 2024). But this average masks high
variability: certain teams come in daily, others
only monthly, and attendance fluctuates
based on seasonality, leadership presence, or
even internal events.
This variability, combined with unpredictable
attendance patterns, creates challenges for
everything from space planning to
collaboration. Without clear visibility into
who is using the office, when, and for what
purpose, workplace strategies risk becoming
reactive rather than proactive.

Office Vacancies and the Role of Space Utilization
In a hybrid world, real estate is no longer just
a fixed cost, it's a dynamic asset that must
adapt to shifting patterns of use. But most
organizations still lack an accurate picture of
how their space is being utilized day to day.
This becomes a costly oversight in a market
where office vacancy remains high.
According to Moody's, office demand has
undergone a permanent reduction due to the
hybrid shift, fueled by lease expirations and
shrinking footprints.
Companies like Allstate have responded by
reducing corporate real estate spending by
nearly 64%, cutting costs from $382 million
in 2020 to $138 million in 2024. Effective
space utilization can uncover opportunities
to consolidate, reconfigure, or repurpose
existing space to support a wider range of
hybrid behaviors—without sacrificing
employee experience or collaboration.
