It'll take third-party datasets to analyze your site in
relation to traffic flow and your target demographics,
but making note of the meaningful characteristics you're
aware of can help you build more accurate, reliable
models.
Some more concrete site characteristics include things
like the ingresses and egresses providing access to and
from the site. If your customers have to enter or exit the
site through another site, that decreases your store's
accessibility. There might also be a hard median limiting
access to your site from a busy road. And you'll also need
to include a count of your dedicated and non-dedicated
parking spaces, since that affects your capacity. Do
parking limitations turn away business at peak hours?
What type of facility are you working with? A drive-thru?
A strip mall location? A standalone store?
You may already be aware of certain site characteristics
that your best stores have in common. These will be
important to document as well.
