Before March of 2020, optimizing your office space
was all about densification. The ideal floor plans
often crammed as many desks and bodies into
each building as you could without compromising
productivity or exceeding capacity. Average
office space per seat was decreasing. Density was
increasing.
According to JLL, about 60% of all office space was
dedicated to individual spaces, and just 20% was
dedicated to collaborative spaces.
The pandemic didn't just derail the trend toward
densification. It reversed it. As social distancing guidelines
kicked in, schools closed and the virus spread, there was
a global exodus f rom the corporate office. Businesses all
around the world began a sudden, jarring experiment with
working f rom home.
But while ditching the pre-COVID floor plan was like flipping
a switch, establishing the office of the future will be more like
adjusting a dial. As businesses optimize their space for safety
and productivity, density will continue to fluctuate until each
organization finds the balance between their goals at each
location.
